F. Johnson Elevator Co , Inc agree to furnish the following full maintanane contract for the above building containing two Hollister Whitney elevators for the am of $L15 00 per month for a 3 year period commencing January 11, 1965, up to and including January 10, 1969 'We, the B. F. Johnson Elevator Co , Inc , hereinafter called The Contractor, will furnish the following a. The Contractor shall clean, lubricate and adjust and when necessary replace the machines, brakes, motors, generators, controllers and controller parts, worms, gears, thrust bearings, brake magnet toile or brake motors, brake shoes, brushes, windings, commutators, rotating elements, coils, resistance for operating and motor circuits, magnet frames, selectors, leveling devices, operating devices, switches on car and in hoistway, hoistway doors and car operating device, guide shoes hangers for all doors and car gate, interlocks and contacts, car safety dev~ce, governors, tension frames and sheaves in pit. b. The Contractor shall keep the guide rails clean and properly lubricated, except when roller type guides are involved, no rail lubrication shall be used This contractor shall brush lint and dirt from guide rails, overhead sheaves and beams, counterweight frames, tope of care, bottom of platforms and remove dirt and accumulated rubbish from pits and machine room floors. e, The Contractor shall lubricate all sheave bearings and hoist ropes repack machine stuffing box and bearings on motor operated brakes and refill gear cases and guide lubricators when required. d. Th9tontractor shall periodically examine all safety devices and governor, and equalize the tension on all hoist ropes e. The Contractor shall renew all wire ropes as often as he deems necessary to maintain an adequate factor of safety, and repair or replace conductor cables. f. The Contractor shall lubricate, adjust, repair and/or replace all signal controls used in conjunction with the operation of the equipment 17• g. The following items of elevator equipment are not included in this agreement. Power switches and feeders to all controllers, ahaftway enclosures, shaftway > door panels, frames and sills, car door panels, car floors and elevator enclosures or cabs h. The Contractor agrees to maintain, while this agreement is in effect, workman's compensation and employer's public liability insurance in accordance with the laws of the State of Texas i. The Contractor shall not be liable for any lose, damage, or delays caused by strikes, blackouts, acts of God, or any cause beyond his reasonable control J. This work to be performed during regular working hours between 8 a m and 5 p.m., *s,- , Monday through Friday k. Call backs are defined as any trouble occuring other than regular inspections which do not involve over one (1) hour on the jobsite 1. Repair work will be performed during regular working hours, 8 a m. to 5 p m., Monday through Friday, inclusive, at which time care will be available to the Contractor m. If call back requires more time than specified, or repair is requested on over- time for customer convenience, the customer shall pay the premium time with the contractor paying the regular time.
